Payment Policy
A non-refundable deposit of 1/3 or 33.3% of the total cost of your stay is required to confirm your reservation. On receipt of the deposit the reservation will be confirmed. Once a deposit is paid the guest becomes liable for all monies due for the reservation.
The remaining balance is required 60 days prior to your arrival. If you are due to arrive within 8 weeks of your booking, the full payment is required.
You can move your booking if you wish without losing your deposit as long as the stay is 2 months or more away.
If the balance payment is not received by the due date we will make every effort to contact you but if we are unsuccessful, and the balance payment remains unpaid, within 6 weeks of the booking date we will treat your booking as cancelled by you.
Cancellation Policy
Deposits are non-refundable
If you cancel your holiday more than 60 days prior to your arrival date and you have made the balance payment for your holiday, the balance payment will be refunded in full less an administration fee of £50.
If you cancel your holiday within 60 days prior to your arrival date and you have made the balance payment for your holiday, the balance payment will only be refunded if re-letting is achieved and at the re-let rate less an administration fee of £50.
If we cancel or amend your booking - We would not expect to have to make any changes to your booking, but should a problem occur resulting in us needing to make alterations to, or cancel your booking, we will inform you as soon as is reasonably practical. If we cancel your Booking, we will refund in full any fees you have paid to us. However, we will not be liable to refund you for any fees you may have paid to any third party in connection with your holiday (including, without limitation, cost of travel, entertainment, activities or insurance).
Insurance
We strongly advise you to take out insurance for cancellation and loss of personal items etc, and medical treatment if you reside outside of the UK.
Check in: 3pm
We guarantee to have your accommodation ready for 3pm but it may be ready earlier. Once it is ready the door will be left open with the key inside so please just show yourselves in. The Housekeeper will catch up with you at a later time if she is busy when you arrive.
Check-out: 10am on day of departure
Please inform us of your travel arrangements on your arrival and departure day so we can advise the Housekeeper enabling her to manage her schedule - if you leave before 10am it is very useful to know as it will help with an early arrival for the next guest.
Terms of Use
You cannot allow more people to stay in the Property than those reserved on the booking form, if you have under occupied your accommodation when booking you must advise us of any increase in number and give names and dates of birth of those you are adding (there may be an extra charge). If you significantly change the makeup of the party during your stay in the Property, or take any animal into the Property we can refuse to provide accommodation, or can require you to leave it. We will treat any of these circumstances as a cancellation of the Booking by you and we shall be under no obligation to refund you for fees already paid to us in those circumstances. Any refund will be at our sole discretion. The maximum number of guests is noted on the accommodation property page.
No responsibility can be accepted for injury, or loss of personal effects whilst on the premises.
Smoking
All accommodation is strictly non-smoking. Any guest found to be smoking within the Property will be asked to leave immediately with no refund to monies paid. A charge will be made if extra Housekeeping is required to eradicate the smell of smoke and reimbursement of rental if the property is not acceptable for the next guest.
Falsified bookings
Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
Please look after the key to your property. A £25 charge will be applied for any key that is not returned.
We ask that you leave the accommodation, equipment and furnishings as you found it. We allocate a set time to service between each guest and if extra Housekeeping is required a charge will be made @ £25 per hour (see how this will be charged in the paragraph below)
Damage to the accommodation or to grounds will be charged at cost - by agreeing to our terms and conditions you specifically agree to any charges levied by the property in respect of damage caused by you or anyone associated with you during your stay and/or any additional room charges for missing items, keys not returned and for extra cleaning costs. You are aware that you shall be informed by email prior to any monies being taken from your payment method used to pay for your accommodation IF payment is not settled before departure.
Guests are to be considerate to other guests in regards to noise, tidiness and behaviour. Anyone causing disturbance to other guests will be asked to leave immediately with no refund of monies made.
We have the right to ask any guest to leave the property for any reason, depending on the circumstances a refund of monies paid may take place but any fault of the guest will result in no refund.
You agree to allow us or any representative of ours access to the Property at any reasonable time during your stay for the purpose of essential repairs or in an emergency.
There may be circumstances that are beyond our control that result in the property booked not actually being available. Examples include (but are not limited to) destruction or severe damage to the property. In these circumstances we will do our best to assist with making alternative arrangements where possible or appropriate. If we cannot do so, or if the alternative arrangements are not acceptable to you, then we will refund all money paid. This will be the full extent of our liability to you in such circumstances and we will not be responsible for any other costs connected with any such cancellation howsoever arising.
Pandemics including Covid-19 - We will only refund payments made if Scotland goes into Lockdown or we are unable to provide you with accommodation. We are unable to accommodate a guest who is required to isolate on arrival in the Island.
Please ensure your insurance covers you for all eventualities of the affects of Covid on your holiday: Cancellation because you have the virus before arrival and cannot travel or Contracting the virus while in Scotland and unable to travel home etc. You will have to pay for the self isolating accommodation.
The above would have an impact on the next guest booked in the same property and therefore we cannot guarantee you will stay in the accommodation/property/location you booked.
